HEATHERWOOD OF PLANO HOMEOWNERS ASSOCIATION I & II
PROPERTY STANDARDS FOR OWNERS AND RENTERS
The property values of our homes depend upon how well they are maintained. The following Property Standards have been established by the Heatherwood Board of Directors for all homes in the Heatherwood of Plano Homeowners Association I and II. These standards are being provided to ensure that each homeowner or renter understands what the minimum standards are for the maintenance of their property or residence.
Lawn Maintenance
- The majority of all visible lawn area must be green grass or ground cover, not weeds or dirt.
- During the growing season (typically April thru October) lawns must be mowed and edged. Clippings must be removed from sidewalks and driveway.
- Shaded areas, especially those beneath trees, should be planted with shade-tolerant varieties of grass, non-weed ground cover or dressed with mulch.
- Watering of lawns must be done on a regular basis, however, City requirements must be followed in the case of drought restrictions.
Flower Beds
- All flower and landscaped beds must be free of weeds and grass and maintained regularly.

- Hedges and bushes must be trimmed.
- Artificial flowers and plants are not allowed in public view.
Fencing
- Rotting, sagging and/or broken boards must be replaced. Leaning fences must be repaired or replaced. These requirements are also in accordance with the City’s Property Standards department.
- Stained fences must be of natural wood color.
- A permit is required from the City of Plano Building Inspections Department when constructing, altering, or changing a fence.
- Fence posts must not extend beyond the actual fence.
Brick Walls and Gatehouses
- Missing or broken bricks must be repaired or replaced with the color, size, and type of current brickwork. Likewise, the color of any replaced mortar must be similar to the current color.
- Leaning brick walls or gatehouses must be in good repair and either repaired or replaced.
Trees
- Tree limbs and branches may not obstruct a sidewalk, street, or common area. (The City requires a minimum of 7 ft. from ground level over sidewalks and 14 feet above streets.)
- Trees must be thinned and maintained as necessary to allow the grass beneath to grow.
- Dead trees, tree branches, and/or shrubs must be removed.
House Maintenance
- Trim paint must be free of chipping or a noticeably weathered appearance. Special attention should be directed to chimneys and to western exposure.
- If a new paint or replacement color is significantly changed from the current color it must be pre-approved by the Heatherwood Property Standards Committee (or Board) of the HOA before painting begins.
- Once painting has begun, the entire house must be completed within 30 days (weather permitting).
- Damaged siding (of any type) must be repaired or replaced.
- Windows that are damaged (i.e., cracked, frosted, or missing) and in public view must be replaced.
- Gutters and downspouts that are damaged (i.e., detached from house or broken) and in public view must be replaced.
Trash, Recycling and Yard Waste Collection
- Trash and recycling receptacles should be placed at the appropriate location (curb) no earlier than twelve (12) hours before the scheduled collection by the City.
- Trash and recycling receptacles must be moved and stored out of public view (behind wood or brick fence or in garage) within 12 hours after collection.
- Yard trimmings and bulk waste cannot be placed at the location of collection (curb) earlier than five (5) days prior to the scheduled collection by the City. (Please refer to the City bulk waste monthly schedule at www.plano.gov).
- Open storage of trash, yard trimmings, appliances, etc. is not allowed to be accumulated in yards or vehicles in public view for more than 3 days.
- All newspapers or distributed materials must be removed from yard or driveway within 24 hours ofdelivery.
Vehicles
- Based on the Heatherwood HOA CCR’s, Article III, Section 8, (paraphrased) “only vehicles used daily on the streets and highways of Texas are allowed to be parked in driveways”.
- Long term storage of unused vehicles in driveways is prohibited.
- City law states that cars parked on streets must be parked in the same direction as traffic on each respective side of street. (The City also recommends parking of vehicles in garages whenever possible to help reduce opportunities of vandalism and theft in our neighborhood.)
Holiday Decorations
- All December holiday decorations must be removed by the 15th day of January of the New Year.
- All other holiday decorations (Easter, July 4th, Halloween, Thanksgiving, etc.) must be removed within one week after the associated holiday.
Our homes and neighborhood are an investment that we all share. These standards are intended to help us all to maintain and, if possible, increase the value of our investments. We sincerely appreciate your cooperation and adherence to these standards.
